Listing a Home for Sale
When we list your home for sale, we do a Compartive Market Analysis (CMA) to give you an idea of your home's value based on what homes are going for in your area. You set the asking price. We give you plenty of ideas to give your house more of an attraction to buyers. With your okay, we put a lockbox with a key inside for REALTORS® to show your home. Showings are at your leisure. You can specify how much time is needed in advance. We may or may not be the buyer's agent for your home. Our goal is to sell your home in the shortest time possible. This is done through advertising on our part and getting your home in front of not only buyers, but other REALTORS®.
The most important thing you, the seller, can do is to keep your home looking in the best shape possible for the buyers going through the home. Although your personal items won't be there if they purchased the home, if they are littered about in a disorderly fashion it gives a bad impression of the home. It also reflects on the kind of upkeep the home has recieved. Also, be prepared to fix any minor to medium defects with the house prior to sale - these would include: loose floor boards, paint touchups, carpet stains, yard debris, and leaks. Inspectors will no doubt report these defects to potential buyers and they can use them to drag down your asking price. When an offer is submitted we will bring it to you to accept, decline, or counter the offer with one of your own. Once an offer is accepted your last step is closing and we will be there with you as you turn that home into cash.
